Ever Wonder If Your Agent Really Has A Stake In Your Home- selling Success – or Just Faking It?.
If I cannot bring you an offer on your property within 99 days of you signing the listing form that is within 95% of the asking price, I will deduct $500 from the commission you are paying. In addition, I will deduct another $10.00 a day every day until your home is under contract!.
I do this to show you that I am very committed to not only getting you to where you want to go but also in a timely manner.
I offer this to you so you are in more control of the relationship. I want you to know that l too have a vested interest in getting your home sold. There are just three requirements:
- To qualify, your property must be a single family home or a townhouse, not a condominium.
- To qualify, your property must be priced within 5% of the last 5 comparable sales in your neighborhood.
- You must be willing to make the necessary repairs to your property to put it in a condition that will warrant the market price.

It is for you that I created the Easy Exit Listing Agreement Most agents in our marketplace will lock you into a six-month or one year contract for selling your home.
When you think about it, why should a contract be needed anyway? If you don’t really want to sell, you can simply turn down all of the offers that are presented to you.
Once this is signed, you may at your discretion, tear up this contract whenever you want to, no questions asked, no answers needed. Simply let me know and I will take you out of the Multiple Listing Service at that moment.

Some agents feel that if they offer an Easy Exit Listing Agreement, that homeowners will make deals with the buyer and cut them out of the commission. These are not trusting people. It has been documented that selling your home and moving is one of the top 7 most stressful things a person does in their life. The packing, pricing, negations, inspections and the overall inconvenience make the process very unpleasant for most people. Not to mention the complications of dealing with buyers personality and those darn real estate agents.
Over the years I have seen this process take it’s toll on even the strongest Sellers. How did the process affect them you ask? Think how pleasant a transaction could be if a Buyer, equipped with the results of these investigations, and with a pre-approved mortgage made an offer on your property, and it was accepted.
